ONSITE BUILDING MANAGER 

Agana Beach Condominium- Tamuning, GU

JOB PURPOSE:

Handling the maintenance and safety of Agana Beach Condominium under the management of Century 21 Realty Management and alongside the Property Manager. 

JOB DUTIES:

Daily:

1. Inspect, maintain and ensure all condominium systems are working properly
2. Walk-through property and as needed - change burnt-out light bulbs in the common areas, address minor repairs (electrical, painting, carpentry, and plumbing)
3. Clean trash room and maintain cardboard in the recycling bin. 
4. Assign Assistant maintenance work and conduct their daily responsibilities during their off days.
5. Deliver payments of utilities and common area fees to Century 21 REMCO – except when none are received.
6. Issuance of mail packages to the residents.

2-3x / Week: Pool - Refill chlorine tablets in the chlorinator & check the chlorine level

Last / 1st of Every Month – MONTHLY: Electrical submeters readings for power bills

Every 3-6 Months / As Needed:

1. Pressure wash hallways & parking lot
2. Buff tiled common areas
3. Clean and polish elevator car walls
4. Till playground sand

As Needed: 

1. Purchase building materials
2. Report immediate maintenance issues to Property Manager and Board of Directors
3. Read electrical meters for tenant move-in/move-outs
4. Inspect contractor projects upon completion and confirm if work was satisfactory
5. Call building equipment vendors and contractors for when malfunctioning/when issues arise

Emergencies & Super Typhoons: Respond to emergencies, such as leaking water, power outages, elevator entrapments, and false alarm false alerts and remain at property during super typhoons to respond to any emergency issues.
