Maintenance Specialist

Description:

International Archaeological Research Institute, Inc. (IARII) and International Archaeology, LLC (IA) are equal opportunity employers seeking a part-time Maintenance Specialist to support the upkeep of our facilities, apartment building, vehicles, and equipment. This 20-hour-per-week position plays a vital role in ensuring a clean, safe, and well-maintained environment for staff, tenants, and visitors. Some on-call availability for emergencies is required. We`re looking for someone who is professional and reliable, with a positive attitude. The ideal candidate is a self-starter who works well independently, demonstrates strong follow-through and time management, and is adaptable to shifting tasks and priorities.

Facility & Apartment Maintenance

  • Perform regular inspections and upkeep of office building, apartment units, and grounds.
  • Prepare vacant apartments to be “move-in ready.”
  • Respond promptly to tenant service requests and coordinate repairs.
  • Ensure parking areas and common spaces are safe and clean.

Vehicle & Equipment Maintenance 

  • Perform routine inspections and basic maintenance of company vehicles and field equipment.
  • Coordinate external servicing when needed.

Operations Support 

  • Assist with office space organization and setup (furniture, fixtures).
  • Support supervisor with rental property tasks and administrative needs.
  • Monitor facility systems (HVAC, plumbing, lighting) and address issues proactively.

Compliance & Safety

  • Perform regular safety inspections and implement necessary corrective measures. 
  • Ensure all activities follow OSHA and local safety standards.
  • Maintain documentation of inspections, repairs, and vendor interactions.

Qualifications

  • 2–5 years` experience in maintenance, facilities, or related roles.
  • Hands-on knowledge of basic plumbing, electrical, and mechanical systems.
  • Familiarity with safe use of hand and power tools.
  • Strong problem-solving skills and attention to detail.
  • Good communication and organizational skills.
  • Basic computer skills: proficiency with Microsoft Word, Excel, and Adobe Acrobat required. 
  • Ability to lift up to 50 lbs. and perform physically demanding tasks.
  • Valid driver`s license and clean driving record (if applicable).
  • High school diploma or GED required; vocational training preferred.
  • U.S. work authorization and ability to pass a background check.
  • Facility Management Professional (FMP) certification is a plus.
  • Familiarity with IT systems and troubleshooting is a plus.

Benefits are available to all full-time and part-time employees working 20 hours or more per week.

Schedule

  • Monday–Friday, half-day shifts (approximately 20 hours/week)
  • On-call availability for emergencies
