Transaction Management Manager

The Transaction Management Manager is responsible for overseeing all real estate transactions at House Buyers of America, managing acquisition and disposition deals from contract through closing. In this dynamic player-coach role, you will lead the transaction team while also handling a personal pipeline in a fast-paced, high-volume environment. Key Responsibilities:
  • Oversee acquisition and disposition transactions from contract ratification through settlement.
  • Supervise, train, and manage the performance of Transaction Coordinators / Settlement Processors.
  • Establish, track, and manage key performance indicators (KPIs) for team members.
  • Recruit, mentor, and develop Transaction Coordinators.
  • Create and update policies and procedures, including video and written training materials.
  • Ensure compliance with all policies and procedures.
  • Manage your own portfolio of transactions while ensuring team accuracy and adherence to timelines.
  • Review contracts, addenda, and closing statements for precision.
  • Coordinate loan requests for new acquisitions and liaise with lenders.
  • Manage construction loan draw requests in collaboration with the Construction team.
  • Oversee property listings, ensuring high quality through professional photography and virtual staging.
  • Ensure accuracy and completeness of all property listings across MLS and other platforms.
  • Maintain consistency and accuracy in the company CRM for all transactions.
  • Act as the escalation point for transaction issues, effectively communicating with title companies, lenders, and other parties.
  • Solve intricate transaction problems related to title defects, surveys, utilities, seller challenges, or other complications.
  • Coordination with Sales and Construction teams to guarantee smooth transitions and timely closings.
  • Support market expansion initiatives, managing title company relationships and partnerships with third-party brokers.
  • Maintain exceptional customer service for buyers, sellers, and partners.
  • Assist with hiring and supervising third-party property managers for our rental portfolio.
  • Adapt to a fast-paced environment, with availability for evenings and weekends as necessary.
Qualifications:
  • Minimum 2 years of people management experience in settlement, title, or transaction management.
  • At least 5 years of experience in real estate transactions.
  • Proven track record of managing high volume acquisitions and dispositions.
  • Assertive in holding internal teams and external partners accountable.
  • Demonstrated strong work ethic and ownership mentality.
  • Capability to independently resolve complex real estate transaction issues.
  • A passion for customer satisfaction and a people-oriented approach.
  • Bachelor's degree required.
  • Proficient in Microsoft Office and CRM systems.
  • Thrives in a fast-paced working environment.

Compensation Range: $80-$130k annually, plus up to $10k performance-based annual bonus.
