Job Opening: Construction Project Manager – Multi-Family Renovations

This role involves managing the scope of work, coordinating contractors and materials, and ensuring that each project is completed on schedule and within budget. If you're ready to lead a dynamic construction team and deliver exceptional results, this opportunity is for you.

Key Responsibilities:

  • Develop and manage the weekly construction schedule in collaboration with the construction team and subcontractors, ensuring tasks are completed efficiently and on time.
  • Provide regular project updates to senior management and Property Managers, ensuring clear communication and alignment.
  • Supervise subcontractors and vendors to ensure compliance with safety standards, local building codes, and quality requirements.
  • Ensure that all required permits are obtained and up-to-date before project commencement.
  • Oversee inventory management at job sites, ensuring adequate supply levels to maintain workflow and minimize delays.
  • Manage day-to-day on-site activities, ensuring adherence to construction plans and procedures.
  • Resolve any project-related challenges, such as delays, contractor issues, or staffing concerns.
  • Review and approve purchase orders, invoices, and other necessary documentation for timely payment.
  • Assist the Site Superintendent in conducting final inspections and ensure that completed units meet property standards.

Supervisory Responsibilities:

  • Manage and provide leadership to 1+ direct reports, including training and performance evaluations.
  • Oversee the activities of subcontractors and vendors, ensuring they meet project specifications and quality standards.

Qualifications:

  • Bachelor's degree in Construction Management, Project Management, Business, or a related field, or 5+ years of hands-on experience in multi-family renovations and construction.
  • Proficiency in Microsoft Office and the ability to learn new software (experience with Yardi Voyager is a plus).
  • Strong ability to read and interpret blueprints and construction contracts.
  • Excellent problem-solving abilities with a collaborative mindset.
  • Exceptional organizational skills with a keen attention to detail and time management.
  • Strong communication and interpersonal skills to effectively work with various stakeholders.
  • Ability to manage stressful situations and handle unpredictable challenges.
  • Willingness to travel to job sites as needed.
  • Must possess a valid driver's license and be insurable.
  • Flexible work schedule, including availability for evenings and weekends if required.

Physical Requirements:

  • Ability to lift and move up to 50 pounds and handle tools and equipment.
  • Comfortable working in both indoor and outdoor environments, with the ability to work in varying weather conditions.
  • Capable of performing tasks that involve standing, walking, bending, stooping, and reaching.
