CAS is currently seeking a Building & Grounds Maintenance Technician. This position will be located in our headquarters in Columbus, Ohio.

Position Summary

Responsible for day-to-day preventative maintenance and corrective maintenance of major components of the CAS buildings, building management, support systems, and data center infrastructure. At the direction of the Senior Manager, Building Operations, responsible for supporting the coordination of day-to-day input and assignment of work orders in the work order system.

Responsible for maintaining a wide range of mechanical systems including HVAC, plumbing, elevators, and office systems. Responsible for providing support and set-ups for CAS meetings, corporate functions, and other corporate events. This position requires flexibility to support general maintenance and building mechanical tasks as assigned as well as be in the on-call rotation.

Position Accountabilities

  • Maintains direct contact with CAS staff with Facilities related work orders, questions, and concerns; determines course of action and work toward resolution. Supports and fulfills daily tasks related to the operation of the work order system, project tasks, and other building mechanical systems and equipment.
  • Works with the Facilities Project Managers to meet needs for projects related to HVAC, construction, and other building related components.
  • In conjunction with the Lead Building Mechanical Technician, operates the CAS power plant of five (5) chillers of 20,000,000 BTUh per hour cooling capacity, seven (7) boilers of 17,000,000 BTUh heating capacity and eight (8) air distribution systems capable of moving 380,000 cubic feet of air per minute within the buildings. Operates the building management hardware and software system to insure appropriate operation of these HVAC components and all electrical, mechanical, and plumbing. Maintains building temperature, humidity, and office environmental comfort.
  • In conjunction with the Lead Building Mechanical Technician operates the CAS Data Center mechanical and electrical support equipment consisting of 26 Liebert environmental computer room cooling units, two (2) 1,000 kVA Liebert UPS systems and two (2) 2,000 kW diesel emergency generators. Maintenance objective is to ensure service levels are continually met to support the Data Center 99.999% uptime requirement, 24/7/365.
  • Serves as the work order system liaison for the maintenance/grounds group coordinating assigning and generating work orders at the direction of the Senior Manager, Building Operations.
  • Primary daily operator of the work order system to support optimal workflow of the maintenance and grounds teams.
  • Assists and supports special projects related to the work order system, building mechanicals, and general building maintenance.
  • Supports snow removal operations, as assigned.
  • Assists with the implementation of office relocation and staff move/add/change requests involving modular wall and office furniture systems.
  • At direction of the Senior Manager, Building Operations consults with suppliers and contractors to resolve problems, as needed.
  • Maintains supply inventories and order materials, as needed. Maintains power and hand tools.
  • Maintains OSHA 10 certification and O&M Asbestos Training Certification
  • Acts as part of the Life Safety Team during Fire drills and other building emergencies.
  • Engages in safety and technical trainings as needed and assigned.
  • "Essential" staff position critical to the day-to-day operation of the organization during weather, power or building related emergency situations. Trained and capable of providing coverage of building mechanical tasks, general maintenance tasks, and grounds tasks as assigned. Must be willing to work regular on-call schedule.

Qualifications:
  • Facilities Management Certificate, associate's degree in a related technical field, or equivalent work experience
  • Certification in one or more of the following preferred:
    • HVAC
    • Boilers
    • Plumbing
    • Electrical
  • Prior forklift experience preferred.
  • Valid State of Ohio Driver's License.
  • 5 or more years of direct facilities experience.
  • Demonstrated experience with MS Office applications.
  • Experience with building automation systems or work order systems.
  • Knowledge and use of chemical water treatment analysis and equipment for boiler and chiller maintenance preferred.
  • Operation and use of volt/ohm/amperage meters required.
  • Strong understanding of blueprints, equipment specifications and drawings of electrical, mechanical, plumbing, and structural.
  • Operational knowledge of heavy machinery and equipment including air handlers, boilers, chillers, diesel emergency generators required.
  • Understanding of the correct procedures to work around asbestos containing material safety or ability to learn procedures within 12 months of hire.

Physical Demands and Work Environment

While performing the responsibilities of the position, the worker may exert up to 100 pounds of force occasionally, and/or up to 50 pounds of force frequently, and/or up to 20 pounds of force constantly to move objects such as; office furniture, wall-partitioning, 55 gallon drums of liquids, and other containers of similar weight and bulk. The worker stands upright on the feet, particularly for sustained periods of time; moving about on foot to accomplish tasks, particularly for moderate distances or moving from one work site to another. The duties require manual dexterity to hold, control and operate tools machinery, and/or vehicles with hands and fingers. The worker frequently reaches with hands and arms and occasionally stoops, kneels, crouches or crawls. The worker is required to have visual acuity to perform an activity such as: operating machines such as lathes, drill presses, power saws and mills where the seeing job is at or within arm's reach; performing mechanical or skilled trades tasks of a non-repetitive nature. The worker is subject to inside and outside environmental conditions (weather and temperature) where exposure lasts for more than one hour. The worker is subject to hazards: includes a variety of physical conditions, such as proximity to moving mechanical parts, moving vehicles, electrical current, working on scaffolding and high places, exposure to high heat, loud noises, oils and/or chemicals.
